Rethinking Office Space: The Growth of the Flexible Workspace

Co-working and flexible workspaces are enjoying unprecedented demand as a result of continuing COVID-19 induced uncertainty surrounding the return to work in regular commercial offices. With many businesses approaching their end-of-lease periods and unsure of what their future floor plan needs might be, or with workforces still reluctant to leave home, they’re increasingly turning to flexible workspaces to fill their needs.

Due to the lift of working from home orders, we at collective_100 are starting to see extraordinary growth in office enquiries from many multinational companies who are needing to embrace hybrid working. After working from home for so long employees are now seeking the best of both worlds, they would like to be in the office a few days a week and the opportunity to lessen the commute time by working from home a few days a week.

Sami Schiavi, flexible workspace specialist from Colliers states that many companies are now using flexible workspace to trial reducing their company footprint and adapt to agile working, with the rotation of their teams.

“I think almost every occupier we are talking to at the moment is going through the same issues” she said. “They are unsure of what the answer to the return to office looks like in terms of staffing, so they don’t know how much space they’ll need. With flexible space, however, they can reduce or expand at the drop of a hat.”

Not only is the variable size of the space fuelling the surge in demand for flexible office space, but also the task of luring workers back into the office and out of their homes. Offering employees just a physical space isn’t good enough anymore, you must give them a reason to return to the office.

It is important to provide excellent amenities and benefits, that creates a space that is far more than just a desk. You need to provide a service and workspace that people can’t create for themselves at home.

Colliers’ research found that the share of flexible workspaces has risen over the past two years have more than doubled and are expected to balloon even further towards the end of the first quarter this year.

Many Melbourne-based companies have signed up to collective_100 on the basis that our flexible arrangements can help them transition between working from home during COVID and getting their teams back into the office at least three days a week.  Many companies are motivated by how much more cost-effective flexible workspace can be, without having to worry about costly fit outs, office management and long-term maintenance.
